What is an EICR and do I need an EICR?
An EICR – Electrical Installation Condition Report is essential as it provides the property owner / user with a report as to whether the electrical installation is safe to remain in service. If you are buying a home or business we advise that you have an EICR to ensure that the prospective property is safe and there are no nasty surprises waiting to hurt you or your bank balance.
Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 landlords are required to have the electrical installations in their properties inspected and tested, at least every five years, by a person who is qualified and competent.
If you have wondered about the condition of your electrical installation or you are worried about its safety then we advise you have an EICR.
An EICR is non invasive, we don’t rip your house or business to bits looking for things! Your power will be off for a while we test your circuits and we will remove an agreed amount of accessories (sockets and switches) to inspect them.
What will an EICR show me?
The EICR will show whether your electrical installation is safe for continued service and is in a Satisfactory or Unsatisfactory condition. It will detail a list of observations affecting the safety or requiring improvements. You will receive a report which may have items coded as follows;
Unsatisfactory Codes:
C1 – Danger present, risk of injury, immediate remedial action required
C2 – Potentially Dangerous, urgent remedial action required
FI – Further investigation required
Satisfactory Code:
C3 – Improvement recommended
A final word on EICRs.
You get what you pay for with all things in life. There are companies who ruthlessly undercut others with the price of an EICR and in some areas this has become a race to the bottom. A cheap rushed EICR completed by someone not suitably qualified is a complete waste of money. We see reports where customers have been incorrectly advised by inappropriate coding or items missed completely.
